We will be holding the last Open Meeting of theRogers Park Builders Group on Tuesday, October 27, 2015, 6:30PM, at Loyola University Chicago'sKlarchek Information Commons.
At the request of many, we will re-show our wonderful video highlighting the Sullivan High School Campaign, where we successfully converted a classroom for Sullivan's Special Needs kids into a life skills center. What a thrill we had last month at our formal ribbon cutting!
As to this month's meeting, we will be having two separate panels, discussing two important issues:
1. Property tax increases:
How will the City's proposed increases in property taxes impact those of us owning multifamily and commercial real estate in Chicago? What kind of increases will we likely see? What about proposed homestead exemptions? Will generous exemptions simply add to the burden faced by apartment building owners and to our tenants?
Panelists:
James Field, Field & Goldberg PC (property tax reduction attorney)
Steve Rachman, Marcus & Millichap (commercial broker; RPBG Director)
2. Cable services:
We will likely hear from representatives from local cable operators. There are several issues we will likely want to discuss with them: First, are many of us experiencing problems with unprofessional wiring of our buildings? What can cable companies do to repair shoddy work? Secondly, what is the future of cable television and Internet, considering advent of fiber and other technologies. Can we, as landlords, leverage our relationship with cable companies and generate additional income?
Panelists:
AT&T confirmed their participation (and dinner co-sponsorship); we are firming arrangements with other local cable companies.
Speaking of cable and taxes going to the roof, we will also hear from an expert who will overview best practices with respect to heat cables for gutter systems, and other issues pertaining to ice melt and similar product we might choose to use.
Hope to see you there!
